Is it too much to ask for real estate agents to update their online listings? Is it? I went to 7 open houses today – 2 of them were already Under Contract – but no element of the listing advised that. I could have gone to other houses I’d actually have a chance at buying at these times instead. To add insult to injury, one house I drove past for a stickybeak on the way to another had a SOLD sign up. FFS!

Laurene, my Nathan was having the same problem as you in that the houses already had contracts on them by the second open house inspection even if it was only the next day ie sat and sun.
Last weekend, a particular house had its first open house, at which Nathan was the first one there and after the half hour inspection put an offer on it straight away. The real estate agents continued to have open house inspections even though he had the contract on it as apparently they are committed to advertising it until the contract is unconditional.
Nathan was determined not to miss out on any more houses and figured as long as he had the usual building, pest, finance and for him internet access clauses on the contract he could get out of it if he needed to. It is a dog eat dog world out there buying houses.. Good luck
